$2.2 MILLION BUYS A FLOOR OF YOUR OWN

What sort of condo does $2.2 million buy these days in Toronto?
According to builder-developer Shane Baghai, that would be a unit in his project at 9 Jackes Ave., where construction has started on a six-storey, six-unit, condominium near Yonge St. and St. Clair Ave.

Yes, the building has just one unit per floor, each with 3,300 square feet of living space. Baghai said three of them have already sold.

"It's privacy to the limit to have a whole floor to yourself," said Baghai. "We produced something extremely intimate. It will have very large terraces to take advantage of the view downtown and balconies to the northeast overlooking the park."

Two elevators will open into each suite at the touch of a finger — literally. The elevators will be programmed to residents' fingerprints.

Baghai said it will be a totally "smart" building and will operate electronically, without even the need for a concierge if residents choose. A monitoring station would allow residents to admit deliveries into a self-contained room for parcel drop-off. At between $2.16 million and $2.29 million, Baghai admits these suites carry a hefty price tag. But land in this part of the city that has a clear view of downtown is almost non-existent, he says and that drives prices up. Baghai said purchasers can virtually custom design their own units with a "generous" allowance for finishes included in the price. He will also custom build.

Standard features will include 10-foot ceilings, individual cooling, heating and hot water systems designed to be energy efficient and two parking spaces — in a garage with a car wash facility.

"The higher ceilings give you a more airy feeling. Large spaces don't work with low ceilings because the proportions would be wrong," Baghai said.

Baghai said monthly maintenance fees would be $600 to $700 a month.

"We are targeting people who are outside the country part of the time. Many of them already belong to clubs," said Baghai, noting there is no common fitness area because each unit has a space that could be used as an exercise room.

The building's exterior will be a limestone coloured precast, created and manufactured especially for the project.
